The Clermont/Central Florida real estate market is seasonal. In most years, two-thirds of our real estate transactions will be sold or under contract by June 30th. We’ll spend July through December working on half the number of transactions as we had in the first 6 months of the year.   

In 2024 I am expecting a slight deviation in the pattern with some added market forces: lower interest rates and a Presidential election. The Fed has hinted at 3 interest rate reductions for next year. Getting mortgage rates back down into the 6’s should motivate some buyers who have been holding out for rates to improve. This could cause our 2nd and 4th quarters to be more robust. 

And, the Presidential election typically creates a “wait and see what will happen” disposition among us. That makes for a less friendly environment for making major life decisions — like buying or selling a house. I’m expecting our market to be slower between Labor Day and Election Day but we should finish November and December strong with the lowest interest rates of the year.  

With all of this said, who knows what tomorrow holds? Things could change. If you are thinking of buying or selling a home, the energy is good in our market. New construction is booming (with interest rate incentives) and an already-lived-in home in top condition, priced correctly, can still expect to sell within 30 days.

Stand at your entrance and take a good look at what your buyers will be seeing. Will they see cobwebs, dirt dobber nests on the walls, or a dirty door mat?
